How the Broward County Map Actually Breaks Down

We cover 29 communities, and the whole map fits inside a short drive. Old Pompano is close enough to walk to from the Pompano Beach base and Sunrise is about 11 miles out, with the middle of the list sitting around 5. That is the entire footprint, and it is deliberate.

A tight map is not modesty, it is how the work stays good. When every address is inside that radius, a second visit is a detour rather than a decision, and a small follow-up still happens instead of quietly not happening.

The communities are not interchangeable, though, and the thing that separates them is distance from the Atlantic. Deerfield Beach sits closest to the water and Sunrise furthest, and that gap changes what fails on a chimney and in what order. Near the water the metal goes first: fasteners, chase covers, cap mesh. Further back the metal lasts and moisture works on the mortar instead.

9 of the 29 are close enough to take salt directly. On those the specification changes rather than the method, because galvanised hardware on a salt-facing chimney is a short clock on a long job.

Size varies as much as exposure. The communities here run from a few thousand residents to more than 182,000, which means housing stock ranging from post-war masonry to subdivisions finished this century. Old brick wants patient repointing and a proper crown; newer construction runs factory-built fireplaces where the metal fails first.
