Broward Wind Loads and the Coastal Metal Rules
Broward County sits inside the High-Velocity Hurricane Zone, and Section 1620.2 of the Florida Building Code assigns the county its own design wind speeds: 156 mph for Risk Category I, 170 mph for Risk Category II, and 180 mph for Risk Category III and IV, each stated as a 3-second gust. Buildings are treated as Exposure Category C unless Category D applies. A single-family home answers to the 170 mph number, so anything fastened at roof level is engineered against that figure rather than a generic national wind map.
Section 1522 carries that logic onto the roof surface itself. Structures and equipment built on or attached to a roof are designed and constructed under the Florida Building Code, with supports answering to the Chapter 16 loading requirements, and the section prohibits the use of wood sleepers outright. Salt geography is drawn separately. Florida Statute 161.54 sets the coastal building zone as the land from the seasonal high-water line landward to a line 1,500 feet landward of the coastal construction control line, and on a coastal barrier island that zone runs 5,000 feet landward of the control line or covers the entire island, whichever is less.
The code then names metals. Section 1523.6.5.2.11.1 requires tile fasteners used in coastal building zones to be copper, monel, aluminum, or stainless steel; any other metal must pass 1,000 hours of salt-spray corrosion testing under TAS 114, Appendix E, Section 2 (ASTM G 85). The Permit Baseline and What Changed on July 1, 2026
Start with the baseline. Section 105.2.2 allows ordinary minor repairs with the building official's approval and no permit, but the carve-out is narrow: it does not extend to cutting away any wall or partition, removing or cutting a structural beam, or removing or changing a required means of egress. Repair work is presumed permittable until the building official says otherwise.
Effective July 1, 2026, Florida Statute 553.79(1)(g) requires a local government that issues building permits to exempt an owner of a single-family dwelling from obtaining a permit for work valued below the threshold the statute sets. The exclusions carry more weight than the exemption. Electrical, plumbing, structural, mechanical, and gas work are excluded, and so is any property partially or entirely located in a flood hazard area as defined by the Florida Building Code.
